Punta de Mita is the most exclusive address on this coast — a peninsula at the bay's northern tip whose gated Punta Mita resort community is anchored by internationally branded resorts and championship golf. Inside the gates, the market is villas, estate homesites, and branded residences; outside them, the village of Punta de Mita proper, Litibú's newer developments, and the surf-facing coast toward Sayulita offer a broader range of condos and homes. Buyers here are typically buying privacy, golf, and the open Pacific rather than walk-to-town life.

Punta de Mita is in Nayarit: a Nayarit notario, the Nayarit registry, and the standard fideicomiso for foreign buyers. Two diligence points matter more here than elsewhere. First, land outside the established gated communities may trace back to communal ejido origins — a notario can only convey it once it has been converted to full private title (dominio pleno), so that verification comes before everything else. Second, inside resort communities, membership rights to golf and beach clubs are often separate from the property itself — confirm what conveys, what requires membership, and at what cost.

Much rural land in Nayarit originated as ejido — communal agricultural land that cannot simply be sold. Dominio pleno is the completed legal conversion to full private title. A notario cannot formalize a purchase of land that has not completed it, so on this coast that check comes before price talk.
Do I get resort amenities if I buy inside a gated community?
Often only through separate club memberships — golf and beach-club rights frequently do not convey automatically with the deed. Ask for the membership structure, transfer rules, and dues in writing before you offer.
