Advertiser Agreement

Last updated: October 2026

This Advertiser Agreement applies to anyone who publishes a property or an agent profile on Vallarta Listings, operated by Alessandro Sartor Myatt under the trade name Vallarta Listings Real Estate. You accept it when you tick the box before publishing. It is read together with our Terms & Conditions and our Privacy Notice; on a matter covered here, this agreement is the one that applies.

AWho Can Advertise

You may publish a property if you own it, or if its owner has authorized you to advertise it as their agent, their property manager or the developer's representative. If we ask, you will show us that authorization.

You must be of legal age and give us your real name and contact details. An account belongs to one person or one company.

BYour Listings

What a listing says must be true and current: the price, whether it is for sale or for rent, the location, the size and the condition of the property. When a property sells, rents or leaves the market, pause or delete its listing from your dashboard.

The photos must show the property itself, and you must own them or have permission to use them.

Phone numbers, emails and links do not go in the title or the description. People reach you through the buttons and the form on the listing. One listing per property.

CReview and Removal

Every listing is checked when you publish it. Most are checked automatically and go live at once; some are held until a person on our team has looked at them.

A listing that does not meet this agreement may be held, declined, paused or removed. When we decline one we tell you by email.

DYour Leads

People who are interested contact you directly. The Call and WhatsApp buttons on your listing open the number you gave us, and a message sent through the form reaches you by email and in your dashboard, with the person's name, their email and their phone when they gave it.

Vallarta Listings also receives each message sent through the site's forms, to run the service, to prevent abuse and to measure results. The message is yours to answer for two days. If after two days you have not answered it, or have not marked it as answered in your dashboard, our team answers that person so they are not left waiting.

Use a person's details only to answer their real estate enquiry. Do not sell them, share them or add them to a mailing list without that person's consent. You are responsible for handling them as Mexican data protection law requires.

We do not guarantee a number of leads, their quality, or that a sale or a rental will follow.

ECommissions and Referrals

Vallarta Listings does not charge a commission on the clients you receive through the site. Your commission and your arrangement with the owner are yours.

When you close a sale or a rental with a client who reached you through Vallarta Listings, we ask you for a referral fee. It is a percentage, and it is confirmed with you when the deal starts.

FPlans and Payment

Publishing is free up to the limit of the Free plan, which your dashboard shows. Paid plans, when they are offered, add listings and tools. Their price is shown in Mexican pesos plus IVA before you pay, and a plan renews for the period you chose until you cancel it.

If a payment is not made, the account may be suspended: its listings stop showing and its leads stop being delivered until it is settled. Changes to the plans or their prices apply to future periods only.

GYour Agent Profile

If you create a profile in Find an Agent, what it says about you must be true: your name, your photo, your experience, the company you work with and any license or membership you state.

A verification badge is given only after we check the document that supports it, and it can be withdrawn if it stops being true. Reviews on your profile come from clients you invite; we read them before they appear, and reviews written by the agent or paid for are not published.

HUse of Your Content

You keep the rights to your photos and your texts. You give Vallarta Listings a non-exclusive, royalty-free license to show, reproduce, adapt and promote them on the site and in our marketing, including social media, newsletters and online advertising, for as long as the listing or the profile is published.

IWhat Is Not Allowed

Properties you have no right to advertise. Prices or descriptions that are false or misleading. Listings for anything other than real estate. Content that discriminates or breaks the law. More than one account to get around a plan's limit. Using the site to collect other people's data.

JSuspension and Ending

You can pause or delete your listings and stop using the site at any time. We may suspend or close an account that breaks this agreement or the Terms & Conditions. When an account closes, its listings and its profile leave the site.

KOur Role and Liability

Vallarta Listings publishes your listing and passes on the contacts. We are not a party to what you agree with an owner, a buyer or a tenant, and we do not represent you or them in it unless we sign a separate agreement.

You answer for your listings and for your dealings with the people who contact you, and you agree to hold Vallarta Listings harmless from claims that arise from them. The limits of liability in our Terms & Conditions apply to this agreement.

LChanges to This Agreement

We may update this agreement. The current version is always on this page with its date. Keeping a listing or a profile published after a change takes effect means you accept the updated version.

MGoverning Law

This agreement is governed by the laws of Mexico and the State of Jalisco. Any dispute shall be subject to the jurisdiction of the competent courts of Puerto Vallarta, Jalisco, México.
