DUE from the air — the towers on Avenida Francisco Medina Ascencio with Puerto Mágico's cruise terminal and Banderas Bay beyond
DUE · Zona Hotelera · Puerto Vallarta

Welcome to the capital of the Pacific.

On Avenida Francisco Medina Ascencio, two towers rise between the bay and the El Salado nature reserve — a walkable district of residences, rooftop life and street-level shops, five minutes from the airport in Puerto Vallarta's Hotel Zone.

A community where the natural landscape, modernity and architecture take the shape of balance and harmony.

A pedestrian district in the heart of the Hotel Zone — between the bay, the mountains and the estero.

The case

Three quiet reasons DUE holds the Hotel Zone's northern gate.

i

The gateway position

The northern Hotel Zone on Avenida Francisco Medina Ascencio — five minutes from the international airport, with Puerto Mágico's cruise terminal and Marina Vallarta as neighbours, in the corridor where Vallarta's growth and connectivity concentrate.

ii

A district, not a building

Two towers above a planted shopping paseo, threaded with wide walkways and cycle paths, with the El Salado nature reserve holding the green line behind — a place designed first for people on foot.

iii

A developer with a record

DVC Grupo Inmobiliario with ALTATERRA — residential, commercial, corporate and mixed-use projects delivered across Bahía de Banderas and Los Cabos, with appreciation of 41% or more in prior developments.

The development

Two towers, one district.

Torre 1 rises fifteen levels; Torre 2 — the current release — seventeen. Between them: studios, one- to three-bedroom residences and penthouses above a street-level retail paseo. Interiors run from efficient 40 m² studios to a 97 m² three-bedroom corner with an ocean terrace, and the larger plans include parking within the title.

Distrito DUE

Level 17 — the rooftop district.

Torre 2 is crowned by the amenity deck the developer calls Distrito DUE: an infinity-edge pool running the bay side, a sky bar with dining terraces, cabanas and sun decks — with the bay, the mountains and Puerto Mágico laid out below. Beneath it, the amenity programme keeps going: gym, kids club, coworking and a residents' bar with billiards.

Etapa Cero — ten units only

The developer is holding a first-stage list of ten residences at a 10% preference below list — studios from ≈ MX$3.4M net. When the ten are gone, the stage closes.

Prices as published by the developer for Torre 2 (July 2026); USD figures are the list's own reference conversion. Availability and exact pricing are confirmed personally by Vallarta Listings. Torre 1 releases at a later stage.

Street level

DUE Shopping — the district's own paseo.

The podium is a retail paseo of twenty-eight locales and four kiosks — interiors from 7.7 to 122 m², several with terraces onto the walkway, priced from about MX$2.4M with VAT included. A commercial floor that serves the towers above and the neighbourhood around them — and an entry for investors who want the district's foot traffic, not just its views.

DUE is in Puerto Vallarta, Jalisco — closing runs through Jalisco's notarial system, and foreign buyers within the coastal zone purchase through a bank trust (fideicomiso), which we set up end to end.
